Perfect for all those wishing to walk directly into town - under 1 km (descending down) will bring you into the town for morning croissants, bakery, greengrocers, small supermarket, Post Office, Bank etc., with a great selection of bars & restaurants and sporting activities that this town has to offer - all within walking distance - yet in a peaceful location on the fringe of town.

(There is also a larger supermarket with petrol just across on the other side of town).

 

A perfect base for exploring this wonderful region - you will find bastide towns & villages within an easy car ride away. Also the wine regions of Cahors & Gaillac, & the major towns of Montauban & Villefranche de Rouergue (approx 35 - 45 mins drive).

For those wishing to participate in sporting activities; tennis, cycling, para gliding, rock climbing, tree wire, and horse riding are all available nearby, plus of course Kayaking through the Aveyron Gorge. There are also numerous walks & VTT cycle tracks nearby - (bicycles are available at the house & clients must satisfy themselves as to their road worthiness before use).

The south facing gardens have many attractive features including 2 individual TERRACES for coffee / external dining & a shady pool area where you can relax.

 

The grounds offer peace & tranquility, unusual for a property so close to town.

The dining area has table & chairs for 8 persons. A large log, open fireplace, LCD TV with English channels (free to view), DVD player and soft seating in the TV area for up to 8 persons.

Private, gated and with secure parking space for 3 cars. The large grounds which surround the house & pool are set out with lawns and flower beds.

 

There is a LARGE COVERED TERRACE for 'al fresco' dining, set in front of the house with views to the pool & tables / chairs for 8 persons, plus charcoal BBQ

 

 

There is also TABLE TENNIS (undercover in the garage, away from the heat of the day), together with Bicycles (4 max). *Used a clients risk - Please satisfy yourself as to road worthiness prior to use*.

NB : As previously mentioned, this property may be unsuitable for toddlers due to garden levels.

There is oil central heating throughout (both floors), together with an open fireplace. Please enquire as to rates, which are very favourable.
