Very well located for commerces & tourist attactions, with many bastide towns & villages within easy striking distance. Bakers / Grocers & small supermarkets at Caylus (just 6 mins drive), the medieval town of St. Antonin Noble Val (with its wonderful Sunday Market & sporting activities) only 15 kms and just 1 hour from Toulouse.

 

 

There is a baker who lives in the nearby hamlet of Lasalles - a 15 min walk from the house. She bakes all her bread on a wood fire and then delivers it around the countryside. Catch her at lunchtime or after 5pm for fresh bread.

Extremely spacious (almost 200m2 accommodation in total), southerly aspect, with rooms feeling airy, light throughout and cool in the summer due to high bedroom ceilings.

 

 

 

Furnished throughout with Annie Sloan colour tones which transform what is already a very impressive property, into a hugely comfortable and calming family home.

KITCHEN : Fully equipped with tall fridge / freezer, microwave, 4 ring gas hob / electric oven / extractor / dishwasher and family kitchen table with bench seats. Belfast-style sink, hand made beech worktops.

Separate utility Room with washing machine & tumble dryer. Garden doors directly out onto the external dining terrace and garden

SUMMARY :

The entire house is equipped for 8 persons but will sleep up to 10 max @ small supp - However this is restricted to max 8 adults. It may mean some sharing of sun beds, finding extra chairs in different locations but the house is certainly large enough to accommodate all happily.

 

OUTSIDE

A uniform depth of 1.5m (volleyball friendly!) and has wonderful views of open countryside, a gravelled area for boules, a dining terrace, a delightful garden, a Games Room with table tennis.

MATURE GARDENS (8355m2 / 2 acres with no near neighbours) lead out from the front of the house towards the pool.

Laid mainly to lawns with long views across to a distant hamlet, there is also a separate lawn for boules & badminton and a paddock running roadside, partially mown to create a little meandering path to enjoy nature. Help yourselves to an abundance of plums and figs.

Plenty of shaded off-road parking so you don't have to park in front of the house if you don't want to.

 

 

 

In a separate and charming ‘MAISON D'AMIS' / GAMES ROOM between the Main house and the pool, you will find table tennis, badminton equipment, boules, etc.

 

 

Here too you will find the SUMMER KITCHEN (fridge, sink, crockery, wooden worktops, BBQ) which leads onto a delightful covered and paved dining terrace, with table and chairs for 8 persons - a perfect lunching spot.

 

 

 

An ADDITIONAL EXTERNAL DINING TERRACE is located in front of the kitchen (Main House), with table & chairs & natural shade from the large chestnut tree.

There are loungers for sunbathing and outside furniture for dining & relaxing.

Off road parking area is available with unlimited private parking or drive through the secure double gates where you will find parking in front of the house.

OUT OF SEASON STAYS for up to 4 persons :

The Vielle Maison (furthest part of the Main House) will be closed off to give a more cosy feeling, thus giving you : Salon, kitchen, 2 bedrooms & 2 bathrooms. The Main House is equipped with underfloor heating on the ground floor, and centrally heated on the upper floor. (The Vielle Maison is not heated and therefore not suitable for winter lets / Pool normally closed beginning October - please check before booking).

This was our second visit to Mas Coumbel and we enjoyed it every bit as much as last year. Everything was just as perfect - lovely pool, big airy bedrooms with comfortable beds and lots of space for the family to spread out and relax. Thank you again for a wonderful holiday.

To be honest: this was just the perfect holiday. We visited Mas Coumbel with two families, with both two daughters (1-5 years old). The house was big enough, and the children really loved their 'own part' of the house: a cosy bedroom where they could create their own princess world. The domain of Mas Coumbel is wonderful: a very large pool with a view on the French countryside, a beautiful garden with several different corners where you can hide and relax. And above all: a huge backyard. After a couple of days, we discovered a trail in the garden where we could walk half an hour with the kids. They chased grasshoppers, and butterflies came sitting on their hands. The service was perfect: when we arrived, we missed just a high chair for our baby. But it was arranged within two hours, thanks to Jayne. Overall: we were impressed by the equipment. The barbecue, the pool, the internet: everything worked and was in good condition. For example: there are more than enough table tennis balls, and four decent paddles. Something you can't say about every renting house in France. To conclude: in Mas Coumbel, you can be sure that everything will be allright. That's a very nice feeling for a holiday.

What a great property. It is large with loads of space for big parties. There were only three of us so we closed off the 'additional wing' and stayed in the two largest bedrooms. The pool is great, The property had everything we needed and was a great base to explore whilst we looked for a home of our own to buy. This area is lovely and we will buy a property within the location. You won't be disappointed.
